These people became financially independent through property investing
With many Brits living paycheck to paycheck, the idea of earning enough money to live the life you want without having to depend on others may seem like a distant fantasy.
But financial independence is possible, and one way you could achieve this dream at a surprisingly young age is by investing in property.
Of course, starting out isn’t always easy, with specialist knowledge needed on the best investment strategies and how to navigate complex rules and regulations.
Successful property entrepreneur Samuel Leeds is currently on a UK tour showcasing the training opportunities offered by his company, Property Investors (links to each months tour dates are at the bottom of this article).
The events, which cost just £1 to attend*, include crash courses on Rent to Rent, a strategy that could make you thousands a month without having to own any property yourself, and Deal Sourcing – where you earn commission from finding properties for clients.
Below, three graduates of Samuel’s training courses reveal their astonishing success stories.
The value of property investments can fall as well as rise, which could mean getting back less than you originally put in. Past performance is no guarantee of future results.
Therefore, before deciding to invest in property, please consult an independent financial adviser to better understand the risks and if such an investment is right for you.
‘I’ve just recorded my first £10,000 monthly profit’
Elie Henry was earning a steady salary from a job in IT but felt unmotivated and decided to look for a new career.
The 27-year-old came across Samuel Leeds’ videos about property investing on YouTube and signed up to the £1 Property Investors Crash Course in July 2022 to find out more.
By then, the former economics student was already a homeowner – having bought a flat with his partner in Croydon, south London, following two years of saving.
His first step after starting training was to move to a new place so he and his partner could renovate their flat and let it as serviced accommodation.
The decision paid off, with the couple gaining £1,500 for a 10-night booking just 12 hours after they launched an ad.
After dipping his toe in the industry, Elie quit his job to become a property sourcer – finding properties for investors to buy and renovate.
It was a risky move given he hadn’t signed even one deal by then, but his confidence paid off and he agreed his first after just seven weeks.
He’s now netting an average of two a month, and when you throw in his serviced accommodation business, he’s generating a monthly profit of around £7,000. And in one recent month he hit £10,000!
That compares to an average monthly salary of £2,000 when he worked in IT.
‘We’re normally taught that building a business takes time, but to make money doesn’t have to take long once you invest in yourself,’ Elie says.
‘That’s what I did with Samuel’s amazing training.’
‘You have to invest in your education’
James Youell is a plumber by trade, but he spotted an opportunity to make money in his hometown of Barnsley by renovating rundown houses before renting them out.
He does this through a strategy known as buy, refurbish, refinance, and rent (BRRR), which involves investors purchasing a property for a low price and increasing its value through renovations before refinancing and renting it out.
But things weren’t easy at first, with James running into major difficulties when he tried to carry out his first purchase.
He credits his success to attending the £1 Property Investors Crash Course and another specifically on BRRR.
‘I realised I needed to invest in my education because you don’t know what you don’t know,’ he says.
He’s now built up a portfolio of five homes valued at £1.3million and is looking at buying two more properties later this year.
‘I thought it would take 25 years to get to the position I am now, but I got there in eight months,’ he says.
‘Investing in the training was the best thing I’ve ever done.’
‘I’m making £4,000 a month in rent – aged 19’
Finley Cooper, a boxer from Wolverhampton, became interested in property aged 18 after seeing how landlords make money by renting out multiple homes at once.
He began saving ‘avidly’ and planned to get a buy-to-let mortgage, only to realise this would be a struggle due to high prices.
Finley began researching routes into the industry and came across Samuel Leeds’ channel on YouTube before signing up to a £1 Property Investors Crash Course.
Afterwards, he joined a programme on buy, refurbish, refinance, rent (BRRR) before having an offer accepted on a five-bedroom house just a month later.
He then turned to rent to rent – a form of legal subletting where investors pay a fixed guaranteed rent to a landlord while letting it out to tenants for a higher fee.
For a furnished four-bedroom house in Birmingham, he pays the landlord a monthly rent of £1,200 and then advertises it on Airbnb at a higher rate.
Aged just 19, he has a portfolio of four rent-to-rents generating a profit of around £4,000 a month. Meanwhile, his house – which he is currently renovating – will achieve an estimated net profit of £1,100 a month when it’s rented out.
Finley uses a boxing analogy to decide why he decided to train with Samuel.
‘It’s like having a coach in your corner but for property. You’ve got mentors and you’ve got the training,’ he says.
