Single-family homes approved for Delaware's 270-acre Addison Farms development
DELAWARE, Ohio (WCMH) -- A Cleveland-based real estate developer is continuing to expand its footprint in central Ohio by constructing more than 130 homes as part of its 270-acre development in Delaware.
Addison Properties' final development plan to build 139 single-family homes as part of the north section of the 273-acre Addison Farms development was approved by the Delaware Planning Commission on Jan. 17. The proposal now heads to city council for a final review before construction can begin.
Plans call for the expansion, known as Addison Farms North, to include two subsections of homes along the north and west of future Merrick Parkway and Heritage Boulevard. Seventy-three homes will be built in the first section on 17.25 acres and 66 homes will built in the second section on 17.78 acres.
The site's final development plan states the minimum house size will be 1,250 square feet for a one-story three-bedroom home. Other home sizing options include 1,500 square feet for a two-story three-bedroom house, 1,700 square-feet for a one-story three-bedroom house and 2,000 square-feet for a two-story three-bedroom house.
The nearly 140 homes will sit directly below 67 single-family homes on 22 acres along the extension of Heritage Boulevard between Hills-Miller Road and the future Merrick Boulevard, a plan previously approved by the commission in April of 2023. Plans call for 43 properties to be accessed directly from Heritage Boulevard, while the remaining 24 lots will be accessed of the three cul-de-sacs on the northwest side of the site.
A residents-only 4,200 square-foot clubhouse is also being constructed on the site, complete with a pool, a playground and event spaces available for rent. In addition, an 8-foot concrete multi-use path along the west boundary of Heritage Boulevard and 5-foot sidewalk along the east border will be built to extend into the existing development.
The Addison Farms neighborhood is also set to include the "Four Seasons at Addison Farms" with 95 single-family homes across more than 40 acres, 280 apartment units across 45 single-story buildings and 146 townhomes within 25 four-unit and six-unit buildings.
