Property expert 5 cheap tips to add £10k value to your home, including simple change that’s free but has big impact
A PROPERTY expert has revealed five cheap things you can do to add £10,000 to the value of your property.
Andrew Haydon, expert from Simply Plastics has revealed some simple tricks to transform your home, without breaking the bank.
Tidy Your Garden – FREE
Andrew said that having a messy garden can “drastically” decrease the value of your property.
However, he said that you can fix this simply by boiling the kettle.
He said: “A messy or overgrown garden can drastically reduce your home’s value, but you can easily rectify this by simply boiling a kettle.
“For gardens full of weeds, just pour over some freshly boiled water to kill weeds at the roots, wait until they are cool, and then pull up.
“Couple this with a freshly mown lawn and sweep of any patios or pathways and you could easily add up to £1,000 to your property value.”
Add a Garden Structure – From £50
Andrew said that prospective buyers won’t just be looking inside your home, and shared the importance of making your garden looks as appealing as possible.
He said: “This could be as simple as building a shed or gazebo, but if you really want to boost your property, look at adding a more modern structure like a ‘shedoffice’ or garden bar.
“These structures cost a bit more to install, but add a tonne of functionality that potential buyers will happily pay an extra £5000 for.
Andrew said that if you already have a shed, you can give it a lick of paint and replace any worn out windows, which can cost just £50.
Repaint Your House – From £30
Andrew said that something as simple as giving your house a fresh coat of paint can add a lot of value to your home.
He said that painting your house a “trendy” colour like grey or beige can make the space feel “more modern” for as little as £30.
The expert revealed: “It might seem simple, but a lick of paint can refresh a room and give your home a new lease of life, easily adding £2,000 to your property’s value.”
Update Hardware – £5
Andrew explained that updating the hardware on your cabinets and drawers is a simple way of making your house look “fresh” without an expensive renovation.
He said: “You can find stylish hardware for under £5 per piece, or even cheaper if you want to go second-hand, easily adding £500 to your home’s value – especially if your cabinets look quite outdated and old!”
Have a declutter – free
Andrew said decluttering your home is a completely free way of making your property seem “inviting” to prospective buyers.
He said: “Having a tidy-up can make a world of difference, and can easily add £2,000 to your home’s value.
“Start with decorative knick-knacks and items like photos that can be easily put into storage before moving on to larger pieces of furniture like extra armchairs or bookshelves.
