Limassol plans new industrial zone to meet rising demand for storage
Limassol’s Kourion municipality is accelerating plans for a new industrial area in Kokkinokampos with direct access to the Limassol–Saittas motorway, aiming to address growing storage and light industry needs in the wider Limassol district.
The project, which is being spearheaded by the local authority, concerns the development of a fully organised industrial zone in the Kokkinokampos area, positioned east of the Third Industrial Zone of Ypsonas, south of the former landfill site in Vati and west of the Ypsonas–Polemidia livestock farming zone.
This development was originally reported by Entrepreneurial Limassol, the periodical published by the Limassol Chamber of Commerce and Industry, which featured statements by mayor Pantelis Georgiou outlining the municipality’s next steps.
According to Georgiou, the municipality has recently sent written notification to the Ministry of Commerce and Industry confirming that all required studies for the project have been completed.
At the same time, he indicated that all necessary approvals from the competent government departments have been secured, clearing the way for the next phase of the process.
Through its formal communication, the municipality called on the ministry to move forward with what it described as the most critical stage, namely the expropriation process required for implementation.
The mayor explained that the municipality subsequently received a reply from the ministry enclosing the expropriation lists originally prepared in 2022, when the procedure to establish the industrial area first began.
“At this stage, it will be examined how the expropriations are to be amended, and the Ministry will send a letter for updating to the Department of Lands and Surveys, so that new, updated lists can be issued,” Georgiou said.
He added that once the updated lists are approved, the ministry will proceed with the relevant procedures, effectively giving the green light for the municipality to initiate the project on the ground.
“God willing, following the approval of the expropriation lists, the relevant procedure will proceed on the part of the Ministry of Commerce and Industry, effectively giving the green light to the Local Authority for the commencement of the project,” Georgiou said.
The mayor also expressed optimism that construction works for the industrial zone could be put out to tender before the end of 2026, signalling an ambitious timeline for delivery.
In outlining the vision for the development, he said the new zone is designed primarily to host storage facilities to serve the wider Limassol area, where demand for warehousing space continues to grow.
The plans also foresee space for small manufacturing units and workshops engaged in metal constructions using steel and aluminium, as well as carpentry activities.
Georgiou stressed that the overarching objective is the creation of a legal and organised industrial zone along the Limassol–Saittas road, providing professionals with premises close to the city but outside the urban fabric.
The location is considered strategic due to the completion of the first phase of the Limassol–Saittas road, which now extends to approximately the entrance of the Kokkinokampos area.
As a result, the new motorway offers easy and rapid access to and from Limassol, enhancing the area’s attractiveness for industrial and storage use.
Municipal officials believe that the under-development Kokkinokampos Industrial Zone will help meet the significant and continuously growing need for storage space, while also contributing to the decongestion of other industrial areas and improving the overall functionality of the city.
Kokkinokampos has until now remained largely neglected, with no existing building development in the area.
This absence of prior construction is seen as an advantage, as it allows for rational planning and structured development from scratch, without the constraints of pre-existing infrastructure.
The municipality argues that the project will not only support business activity but also strengthen the broader economic footprint of the Limassol district by offering a modern and well-planned industrial environment.
With studies completed, approvals secured and the expropriation phase under review, local authorities say the initiative is moving steadily towards implementation, positioning Kokkinokampos as a future hub for storage and light industrial activity.
