Presidio Heights remodel exudes stately elegance from all four levels, terraced backyard
The broker and developer’s latest project experienced no unforeseen complications, no permitting holdups and no construction-related delays. All-new infrastructure includes smart home automation, and a spacious view terrace on the top floor enjoys southern light and sweeping city views. A 6-foot-wide hallway on the entry level leads to spacious public rooms made for entertaining. Stainless steel fixtures and hardware complement the stone and glass finishes found throughout the home. A bit of excavation while shoring up the foundation expanded the volume, creating a lower living level complete with a second kitchen, en-suite bedroom, powder room and breakfast room. The garden level also hosts a family room warmed by a fireplace and direct access to a wholly redesigned backyard. The firm returned a terraced backyard with a fire pit, a built-in grill, two decks, concrete pavers and modest lawns. Meile and Thermador appliances outfit a kitchen centered around a 10-foot Calacatta marble island with cascading edges and space for casual dining. More top-of-the-line appliances, storage and preparation space are in the nearby butler’s pantry, where an extra sink, steam oven and second dishwasher grace the corridor. Four of the home’s six bedrooms are set on the level between the public rooms and top floor. The most elaborate space, naturally, belongs to a master suite with a fireplace, private terrace and spa bathroom swaddled in marble where luxury amenities include a walk-in shower and a soaking tub. The multi-level backyard includes a built-in grill, fire pit, lawn and hardscaping, while balconies and terraces provide additional outdoor space. The third-floor master suite includes a private terrace, fireplace and dressing room, as well as a spa bathroom draped in marble.
