Get three if you can - don't always go for the cheapest, go for the one that gives you most confidence.and don't necessarily go for the one that values your property higher - it might be a genuine valuation, but it could also be bait to get you to go with them. Most people don't have very good things to say about estate agents, but if there's a local forum to you, it might be worth getting any opinions. Have a look at what's selling locally, and at what sort of prices they're going for - obvious stuff really, I suppose.

and if yes, did you try and haggle with their quoted rates of commission ?

A House near where I live has had a Purple Bricks For Sale sign displayed for at least a year. A High Street Estate Agent sign went up and it was sold in a few weeks. Online Estate Agents sound a good idea but they do not seem to work in practise.
