The entire Wasps 'state of the art' training facility, including ALL the land .. 13.5 acres ? .., ALL the buildings, ALL the facilities, ALL the fittings etc is valued at £4 million .. which is the same amount you want to spend on renovating a kitchen area and some offices at Wast Hills.
I'd tell you to stop digging yourself into a bigger hole but at your prices I wouldn't have allowed you to start work on it !!
